Best Life Investments has a signed purchase and sales agreement for $7,100,000 with Psalm 16:6, LLC (the Seller) for the acquisition of 127 individual parcels with mobile homes on each lot. The total amount of land is 332 acres consisting of 127 individual parcels ranging in size from 0.8 acres up to and including 20 acres. After extensive on-site due diligence and inspections, we’ve determined the current condition of the existing mobile homes would range from poor to good.

Best Life Investments’ plan is to seller finance an estimated 0-15 mobile homes in their current good condition with little or no repair, 50-60 mobile homes with partial remodels and the remaining mobile homes will be fully remodeled. Seller financing is a key strategy contributing to the mutual success of Best Life Investments and our debt investment partners.

The reason seller financing is a key strategy in benefit to the buyer is because mobile home financing and lending institutions for mobile homes is quite limited. In addition, many potential mobile home buyers find it difficult to qualify for mobile home money purchase loans due to poor credit, low income and/or lack of funds to satisfy down payment requirements.

Best Life Investments will immediately begin to market for sale, with seller financing, the existing mobile homes not requiring any additional minor or major repairs. The remainder of the mobile homes will receive a partial or full remodel within an estimated maximum of 3 years. All mobile homes that have been partially or fully remodeled will also be offered for sale with seller financing.

Best Life Investments will provide a land lease to be paid monthly by the mobile home owner estimated between $400 and $600 per month depending on the size of the parcel.

Lender Payment Schedule

Best Life Investments is offering the opportunity for individuals that have cash, retirement funds and/or other sources of capital they would like to invest at a higher rate of return than they are currently being paid. This investment opportunity requires a minimum investment period of 3 years, however in the event of a family or health emergency, Best Life Investments will allow the lender investor to call their funds due no sooner than 18 months from date of deposit and with a 60 day advance notice to Best Life Investments. In order to maintain the integrity and safety of this investment, no more than 10% of total loans may be called due within any 9 month period.

The Best Life Investments’ proforma projection for the Lonoke County, AR 127 Mobile Home and Land Portfolio Investment that we are forecasting has an estimated Market Value of $21,141,555 at the end of year 7 based on an is 8% CAP RATE and Annual Net Operating Income of $1,691,324. The increase in Market Value and Net Operating Income is based on a comprehensive financial strategy including seller financing at higher interest rates, higher land lease payments that are still affordable and reduced expenses. We also estimate that our partial and full remodel costs including ongoing repair and maintenance costs will be less due to our management and development expertise.
